Buying a home? Pest issues an inspector might miss.

Over the years we have had the “We just moved into our home and we already have cockroaches” call FAR too often. Is it lack of honesty on the sellers end? Lack of skilled Inspection? Sometimes it’s both, and sometimes it’s NEITHER. Unless your home loan is a VA loan, your Utah home ISN’T required to even have a termite inspection.

Since there are an ENDLESS amount of inspections that could potentially be done on a home, from Termites to Radon, its fruitless to try and assign blame. But what we can do, is share as much information as possible about a few pests that can cause you trouble in your new home.

Termites:

Termites in Utah are Subterranean, meaning they are mainly an UNDERGROUND pest, and typically tunnel upward into trees and homes. Some things to look for around your new home purchase:

-History of damp issues or leaks. Damp wood is dinner to termites.

-Trees in the yard: If the trees in your yard are termite damaged, that means termites are in the area. At that point it would be more than worth the $115 Licensed Termite Inspection we charge to have a professional make sure they haven’t made it into the home.

-Wood touching dirt DIRECTLY. Some crawl spaces will have support posts, if these posts are touching the dirt directly, they could be a potential problem spot for termites.

- The state of Utah requires a Termite License to inspect a home for termites. Double check your home inspector has this extra License.

Cockroaches:

The German Cockroach is an infesting pest, and will reside mainly inside the kitchen and bathroom. Here are some things to look out for in your new home purchase, to see if the home has been treated before for cockroaches:

-Old bait stations and baits. These left over baits are a sure sign of a previous cockroach infestation.

-Spend some time going through the cabinets and cupboards when you walk through your new kitchen. Pull out the Fridge, and Pull out the oven to inspect behind them for cockroaches or old Bait stations.
